Carlsbad
Located on San Diego’s scenic north shore and known as “The Village by the Sea," Carlsbad was named after a famous spa in Karlsbad, Bohemia, when in 1882 the water there was found to have similar mineral content.
This quaint city has beautiful sandy beaches, three unique lagoons, outstanding shopping and world-class sporting events. It also boasts the LEGOLAND® theme park with rides, shows and attractions and the Flower Fields of Carlsbad Ranch with its 50 acres of flowers that bloom spectacularly every spring. Home to many world-renowned golf equipment manufacturers, Carlsbad also features the storied La Costa Golf Course with its long list of legendary tournaments and players.
Del Sur
Del Sur is the final phase of Black Mountain Ranch.There is inspiration from the best of San Diego’s past including the historic neighborhoods of Mission Hills, Kensington, La Jolla and Coronado that have charmed generations of San Diegans with their architectural diversity and pedestrian nature. Del Sur has translated these aspects into a new community of distinct neighborhoods and created a community that looks boldly to the future while maintaining a respect for the environment.

Encinitas
Recently named among the 20 best surf towns in the world by National Geographic, Encinitas, Ca. wears its surf history proudly. Located along six miles of Pacific Ocean coastline, Encinitas is an unspoiled reminder of the historic Highway 101 beach culture that thrived in the mid-1900s. The neighborhood’s eclectic downtown has long drawn surfers and hippies with a unique and dynamic blend of San Diego’s top surf shops, coffeehouses and record stores and the beaches in Encinitas are coveted by locals as hidden gems.
Encinitas is alternately known as the "Flower Capital of the World," because of its extensive collection of unique nurseries and gardens, most extensive of which is the San Diego Botanic Garden. Encinitas is also the world's leading grower of the Christmas flower, the poinsettia.
Poway
The City of Poway is the "City in the Country," even though it has grown with a population of 50,500. Poway’s unique geography allows for a high quality of living with a diverse and thriving business community. The Poway Business Park provides a strategic location for more than 450 businesses of all sizes representing manufacturing, warehouse and distribution, and corporate offices, and retail. Rancho Bernardo
Rancho Bernardo sets the standard for master-planned communities. Although part of the City of San Diego, the ambiance of the community distinguishes Rancho Bernardo from other parts of the county. Nestled within a valley, about 7,000 acres house more than 45,000 residents in North County San Diego. A town plaza contains small businesses including financial services, insurance, attorneys, computer services, real estate, mortgage and escrow companies, high tech and entrepreneurial-type businesses.
Rancho Peñasquitos
Rancho Peñasquitos is a community located in North County San Diego that plays host to
more than 52,000 residents. It is located just south of Rancho Bernardo, west of Interstate 15,
and north of Los Peñasquitos Canyon Preserve.
Reaching to over 1,500 feet above the surrounding area, the most distinctive landmark in the community is Black Mountain. The rolling landscape and mesas provide privacy and a sense of peace for the residents of each neighborhood.
Peñasquitos locals enjoy ample areas of parkland and open space, providing opportunities to bask in the beautiful San Diego weather. In addition to the residential development,
the community includes several town centers for commerce.
Sabre Springs
Sabre Springs lies north of Scripps Ranch, west of the City of Poway, south of Carmel Mountain Ranch. Interstate 15 is directly west of Sabre Springs, with Ted Williams Parkway running just north of the community. Sabre Springs is home to over 10,000 residents. The rolling landscape of the area provides quiet neighborhoods and exquisite views.
Santa Luz
Santaluz, the first phase of Black Mountain Ranch, is located west of 4S Ranch and Rancho Peñasquitos, and south of Santa Fe Valley and Del Sur.
It is an exquisitely beautiful, gated community situated on 3,800 acres of land that offers 24 hour security.
It was designed with 1930s architecture in mind, so there are no sidewalks, but in their place are meandering gravel paths.
